Terms & Conditions

* STANDARD TERMS AND CONDITIONS OF LICENSE FOR TEMPORARY HOLIDAY ACCOMMODATION

Note: 1. Variances can be agreed on, but only by arrangement with the owner in writing.

          2. Payment of deposit constitutes the guest's acceptance of these Terms and Conditions.

NOTE: Payment of the deposit constitutes the guests acceptance of these terms and conditions.

-DEPOSIT of 50% non refundable is required to secure the booking. Holidaymakers who cancel at least 60 days before check-in will get back 100% of the amount that they've paid, minus any fees. If they cancel after that point, they will not get a refund, unless the property is relet for the same period.

-BALANCE of the rental amount must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it. 

-BOND is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the conditions being met. It is designed to cover any additional costs incurred including but not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc.  

-CANCELLATION if caused by the client. A refund of any money beyond the non refundable 50% deposit will be paid if the house is re-let for the entire period.

-COVID if a cancellation is due to changed COVID lockdowns and border restrictions, then a full refund may be given.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances​

TO MAINTAIN A GOOD STANDARD FOR OUR GUESTS WE REQUIRE CERTAIN CONDITIONS TO BE COMPLIED WITH. We appreciate most will respect our beach house, but the occasional abuse requires we state the following:

Local Government, Police, Stayz, Real Estate Institute of NSW and the local community have strict requirements in regard to nuisance noise and offensive behaviour.  Please respect our property and our neighbours and enjoy the peace and tranquility of our beautiful local area.

  • PARTIES, FUNCTIONS, BUCKS NIGHTS, ETC ARE STRICTLY PROHIBITED. This is not a “Party House”.

  • NUMBERS - Number of people at the property is limited to those noted on your booking sheet. This includes visitors to the property at any time. Fees will apply for excess guests not agreed with the owners in advance.

  • NOISE - Please be considerate to our neighbours. Noise must be kept to a reasonable level at all times. No noise between 10:00PM and 8:00AM (by Law). Disturbance to our neighbours, including excessive noise, is prohibited by law and may result in termination of rental and loss of bond. Unfortunately due to previous abuse it is a bond requirement.

  • USE CONTRARY TO THESE CONDITIONS MAY RESULT IN TERMINATION OF YOUR BOOKING AND TOTAL LOSS OF YOUR BOND.

  • NO SMOKING – Absolutely no smoking inside the house under any circumstances in accordance with the Smoke Free Environment Act. Please consider other guests.

  • DAMAGES, BREAKAGES, THEFT AND LOSS are the guest's responsibility during their stay.

  • INJURY - The guest indemnifies the owners/managers from any claim of injury which may occur.

  • THEFT - the owners take no responsibility for the tenant’s personal property.

  • PETS are not permitted.

  • LINEN - bed linen is supplied. Please bring your own beach towels.

  • FURNITURE and AUDIO-VISUAL EQUIPMENT must not to be unplugged /moved. A charge will be incurred if we have to restore furniture to its original position, or set up AV equipment again.

  • GAS BBQ is provided for your enjoyment; however we do ask you to clean it after use leaving it in reasonable condition for the next person. Whilst we make every endeavor to ensure it is in good condition and with gas in it for each new tenant, unfortunately this is not something we can guarantee.

  • VEHICLES must be no more than four in number on the property. Vehicles are not to be parked on the lawns. Fees will apply for excess vehicles not agreed with the owners in advance.

  • DEPARTURE TIME - Check out is by 10:00AM at the latest. Charges will apply for late checkout.

  • LEAVE PROPERTY AS YOU FOUND IT. All food and beverage items must be removed from the refrigerator. Any spillages cleaned up. Dishes washed, dried and put away clean, rubbish placed in the appropriate garbage bin. Charges will apply for additional cleaning.

  • POOL - do not use pool after 10:00PM and before 7:00AM - consider the neighbours.

  • NO GLASS permitted in pool area. Please use acrylic cups.
